Meet inspection and closing deadlines
Radon testing is a routine part of home inspections across the Omaha metro, and high results are a common negotiation point. Timelines are short, so it helps to know how the process works.
For buyers
- Ask your inspector to include a radon test (usually a 48-hour continuous monitor).
- If results are 4.0 pCi/L or higher, you can ask the seller to install a system, give a credit, or reduce the price.
- If the seller installs, ask for a licensed contractor, a post-mitigation test, and transferable warranty paperwork.
For sellers
- Testing before listing removes surprises.
- If a buyer's test is high, installing a system before closing is often simpler than negotiating a credit.
- Keep the installation paperwork and post-mitigation test for the buyer.
Timing
Many contractors can install within a few days. Post-mitigation tests should run at least 24 hours after the system starts. Tell the pro your closing date when you call.
